In today's market, it's not uncommon to have, within the same community, one home sell in days while a similar home remains on the market for weeks or even months.
 
Same neighborhood. Similar square footage. Comparable features.
 
So, what factors play into how long it takes a home to sell?  One of the most important factors is the listing agent's strategy which can greatly improve the number of interested buyers the listing attracts.
 
 
How Agent Strategy Drives Buyer Interest in the Property:
 
 
 
1.  Proper Pricing
 
Many owners think that pricing their home slightly lower than market comparables will automatically attract buyers.  However, a home priced too low may have the opposite effect.

Professional presentation matters more than ever.   To make a good online impression the listed home should:

●   Have furniture arranged to enhance flow and functionality of the space and be free of clutter
 
●   Have consistent lighting and color tone

Today's buyers are more thoughtful and analytical and are considering much more than just the purchase price.  Buyers are also looking at the long-term cost, condition, and overall confidence in the home.

●  How well the home has been maintained
 
●  Perceived future costs of owning the home (i.e. HOA, CDD fees)

A listing agent who is prepared to address these concerns upfront tend to move the process along significantly faster.

A well-executed listing strategy includes:
